A land lot is a concrete and, from a historical perspective, stable investment object. Land maintains its value against inflation. The price of land lots has increased steadily, and the same trends seem set to continue.
Building houses and offices requires land that has been allocated for construction. Usually, land lots must be bought, as there are few lessors other than municipalities and the state. A considerable amount of capital is tied up in land lots, which results either in lower building capital or increased prices of finished apartments or offices.
If it was possible to lease the land lots, the end prices would be more economical, while the property developer could make use of the capital otherwise tied up in the land lot. In this way, apartments to be leased, for example, can be built more quickly, as all the capital is only allocated to the construction process.
A leased lot offers opportunities for property developers, buyers, tenants and society – and also for investors.

The investment strategy of the fund is to produce as high a cash flow as possible for investors by making investments in land areas and properties that allow the construction of residential and office buildings in Finnish growth centres. The fund can make investments in undeveloped land or in existing real estate and, if required, develop the investments even further.
The fund provides its investors with cash flow by leasing the land areas or properties held to housing, real estate or limited liability companies through land lease agreements over the duration of the construction period. The fund can sell parts or sections of the investments it holds to tenants or to other parties operating in the leasing markets. When an investment is acquired, the purpose is to enter into an agreement on the sale of the investment to the tenant after the lease period.
The objective of the fund is to invest capital returned from investment objects in new or existing investment objects during the fund period.
Taaleri Property Fund was established in summer 2015. The purpose of the fund is to offer 100% financing to property developers for the acquisition and partitioning of land lots, and low-risk investments with a stable cash flow to investors. The fund makes investments in land areas and properties allowing the construction of residential and business premises in Finland
